North 116 Flats is a privately owned, multifamily apartment complex located in Sunderland, Massachusetts.  This project had been roughly a decade in the making.  North 116 Flats, located on over 18 acres off Route 116, is designed to fit into the landscape of the area, with a classic New England exterior style that includes architectural asphalt shingles and cultured stone. This 167,571 sq ft complex consists of five, three-story wood-framed buildings and a single-story wood-framed amenity/clubhouse building. The five apartment buildings contain 150 units (30 units in each building). 25% of the apartments are designated as affordable housing, while the remaining units are market-price for the general public. 

The amenity/clubhouse building is approximately 4,470 sq ft in size and includes a fitness area, meeting rooms, club/social space, a mail center, and offices for the property management team. The property has its own waste water treatment plant, as well as outdoor amenities like a fire pit and seating areas.
